Addressed to his faithful men of Sandwich and the court baron of Eastry. The priory has granted the mill of Eastry next Sandwich which Arnold of London, priory monk, built to William Bucel of Sandwich. For a term of 21 years from 29 Sep after the Roman council which Pope Alexander [III] held [the Third Lateran Council, 5-19 Mar 1179]. For an annual payment of 7 marks, payable as specified. William shall be quit of any payment for the first year, because he shall rebuild ('reficio') the mill at his own cost. William shall surrender the mill in good condition as specified at the end of the term and if he wishes to surrender it earlier it must be in as good a condition as it would be at the end of the term. If William dies before the end of the term, and his son wishes to hold the mill and can satisfy the priory that he will observe the terms of the agreement, the priory will grant it to him. William has sworn to observe the agreement in the priory's chapter house before the convent and many laymen. He has also given the priory his land in Sandwich, with stone and wooden houses on it, as a pledge, and caused the pledge to be granted to the priory in the hundred court of Sandwich by his wife and his heirs.
