Sense unclear in places.] A garden in [St Alphege parish], lying with the king's highway to east, a lane leading from the king's highway to the mill of the abbot and convent [of St Augustine's Abbey Canterbury?] outside the city walls to south, the garden of John Tuysnoth' to west and the tenement of the prior and convent of Canterbury Cathedral Priory [to north], which garden Dunstan and Thomas Waller, esq, had, among other tenements and gardens, [of the gift of?] Nicholas Colepepyr, esq, by a charter dated 27 Sep 1476?. For an annual payment of a red rose, payable as specified if requested. Nicholas Sheldewiche, mayor of Canterbury.
